Top Tips For Enhancing Your Social Media Presence

In the sea of estate agents and property listings, it’s even more important than ever to stand out from the crowd. Encouraging potential buyers to stop scrolling and engage with your marketing is the best way to increase your conversion rate. The most effective way to do this? Social media. It’s not as simple as just making an Instagram account and waiting for the buyers to come though, so here are my top tips for optimising your social media in order to increase your click-through rates!

Optimise Your Bios

You may not think it, but getting your bio correct is actually quite important, and there are ways that it can even get you more exposure to the right clients too. Take Instagram for example. Your username should be the company name, like @withinwallsphoto. Then when you edit your profile, under the ‘your name’ section, instead of repeating ‘within walls’ again, you write what your company does instead (bonus points if you include location as well!) So in our bio, our name appears as ‘West Sussex Property Marketing Agency’. This tells the algorithm WHO you are and WHERE you are, so it puts your content out to people who are close by and who have relevant interests. Always make sure you have a link to your website in the bio as well so people can contact you.

Use and Tag Locations

Locations aren’t only useful in your bio however. You should be tagging locations in all of your posts. When you are posting a photo or video, below the description it will give you the option to tag a location. It can be a general location or specific, so you can tag your office for example, or you could tag the town you work from. Again this helps the algorithm put your content out to people who live in those areas, which will make it more likely that your audience will engage with your content. It will also help your posts appear in the search function as well.

Crop Photos Correctly

When posting photos and video, you should post in the optimised way for each platform. Generally speaking this would be an 8x10 portrait crop, as this size takes up the most space on a phone. The vast majority of people use social media on their phones, so when you post you want to make sure your photo or video is taking up the whole of their screen as this will increase the chances of them engaging with your content. A small landscape photo or video is very easy to scroll by and miss, so of course you want to avoid this!

Use Specific Hashtags

The big mistake most people use with hashtags is that they use very generic ones that lots of other people also use. The key is to use very specific hashtags that aren’t used as often, ideally ones that have been used in less than 100 posts. Think of social media like a search engine. People search for specific things in instagram all the time, and your content is unlikely to show up if you use generic hashtags. Think of it this way; you post a photo with the hashtag #estateagent. If someone searches for this your post will be among millions of others, and it’s unlikely it will be seen. Instead, if you use the specific hashtag #horshamestateagent there will be a lot less people using that hashtag, so when someone searches for it, your post is much more likely to be seen!

Use Video Content

Videos are the hot trend right now and it’s important to embrace it if you want people to engage with your content. The average person scrolling social media has a very short attention span, and photos are easy to scroll past. A video is more attention grabbing, and can therefore increase engagement as they are more likely to stop scrolling and watch, especially if your content is interesting. There are many different ways to use video on social media, but if video isn’t your thing, you can always just put a few photos into a slideshow, add music, and voila you have something instantly more interesting than just a simple photo on it’s own. And these photo slideshows are so easy to make on Instagram, they only take a minute to put together!

Use Trending Sounds

Use trending sounds on videos and reels where possible as this will make it more likely that people will discover your content when they search for those songs. An easy way to find trending sounds on Instagram is to just scroll through reels for a few minutes and take note of any songs that come up frequently. These are the trending sounds and using them on one of your videos will mean that the algorithm pushes your content out to more people.

Use ‘Call To Actions’

Writing captions can be difficult when posting to social media. But whatever you write, make sure it has a ‘call to action’ (also known as a CTA). A CTA is something that encourages the viewer to actively engage with you or the content. This can be done in many ways, such as asking people to comment on their favourite photo, asking people’s opinions on what you’ve said in your description or even encouraging people to follow you or go to your website. The most popular CTA is ‘Click the link in our bio to learn more’. Put this at the end of all of your post captions and it will likely increase the traffic to your website.

Show Your Face

This one is not everyone’s cup of tea but it truly does make such a difference. Show your face where possible on your social media in order to create a connection with your audience. Creating that connection builds trust which in itself will lead to increased engagement with your content. You can do this in many ways, like using a headshot as your profile picture instead of your company logo, posting a photo of yourself once in a while or even feature yourself in one of your videos.

Post Regularly

Try to be as consistent as possible when posting and try to post as regularly as possible. Again the algorithm favours accounts who post consistently as it helps the app learn who to push your content out to. It also increases trust with your audience as they can see you are actively engaging. There’s nothing more off-putting to a potential customer than seeing a neglected social media account. It makes them wonder if your business is even still active. If you don’t have the time or (let’s be honest) the energy to do this, there are resources you can use to make it much easier. You can use a scheduler and set up all your posts for the month in one day and watch them be posted automatically each day for you. Or consider hiring a social media manager so you don’t have to worry about it at all!

Hire A Social Media Manager

As I’ve just mentioned, hiring a social media manager can be a great asset if you can afford to outsource it. They will make sure your content is engaging, posted in the correct format with the most optimised captions, and also keep it consistent too. A big mistake I see in a lot of companies is people undervaluing this, and not realising the enormous potential it can bring. Increased engagement, means an increased customer base, which of course can bring more money into the business. Social media management pays for itself. So it’s definitely something to consider if you are serious about improving your social media creation.
